AVENUES

The Avenues spread from the central city to beyond the Tauranga
Hospital several kilometres away. Price range is wide and most homes are older,
built in the years when Tauranga was first developed. Prime property in the
inner Avenues is gradually being re-developed and is in great demand due to the
changing society in which we live i.e. live close to the city for ease of access
to work, cafes, restaurants and entertainment. Property in the inner Avenues is
commanding values not less than $300,000 and at the higher end over $1m. Homes
in the Avenues beyond 14th Avenue, range from $300,000 to $350,000 generally
speaking. Harbour views are available from both eastern and western ends of the
Avenues. Excellent area for investment and/or the family residence.

Tauranga’s main route to the city, runs directly through the middle of the
Avenues and is heavily populated with local businesses and services of all
descriptions. Wherever you live in the Avenues it is an easy flat walk to
whatever you need whether it be sport and recreation, churches of all
denominations, supermarkets or schooling for all ages.
St Mary’s Catholic
Primary School is also a drawcard for young families.

BELLEVUE

Bellevue is an area first established in the mid
50’s and further populated with in-fill housing from the late 80’s. Homes in
this suburb are predominantly in the $200-$280,000 range and typically of
weatherboard and iron roof construction. The close proximity of schooling makes
this area popular with young families and for rental investment. Only 5 minutes
drive to the city and conveniently located between Cherrywood and Brookfield
Shopping Centres.

BETHLEHEM

Bethlehem is a relatively new and fast expanding
area to Tauranga’s north. Originally the heart of Tauranga’s citrus and
kiwifruit orchard community, these days it is fast being populated with modern
executive homes. The suburb of Bethlehem combines several adjoining housing
developments such as Bethlehem Heights, St Andrews, Mayfield and Huntington.
Beyond the residential housing area stretches Moffat Road and Cambridge Road,
off which many of the regions lifestyle/residential properties are located.
Developments such as Westridge Estate, Oakridge, River Oaks Drive and Miles Lane
contain the best examples of lifestyle living within 10 minutes of downtown
shopping. Prices in Bethlehem range from $420,000 upwards. Recently the new
Bethlehem Town Centre has opened which further adds to the appeal of this
suburb.

BROOKFIELD/PARKLANDS

Brookfield represents the older 1960’s housing
style whilst neighbouring Parklands
brings the newer more modern housing style of the 2000’s. Lower to medium house
prices dominate this suburb which is the first high density housing area seen as
you approach Tauranga from the north. The suburb is conveniently located close
to the city (5 minutes), Brookfield Shopping Centre, several schools and link to
the north. Popular with young families and rental
investors.

CAMBRIDGE HEIGHTS

Cambridge Heights was first developed in the 70’s
but has seen large growth in the last 5 years from further subdivision of town
supply farmland. The older part of the suburb has homes in the $200-$300,000
price range whilst newer developments such as Sterling Gate, La Cumbre and
Belvedere feature mid to higher price executive homes in the $420-$700,000
range. Most of the homes have some elevation so look out across a semi rural
setting or to other suburbs. A small local shopping centre provides residents
with essentials and easy access to the Expressway makes for a 4 minute trip into
the city. A very convenient place to live for busy people.

CHERRYWOOD

Cherrywood is a very sought after area for active
retirees. The suburb is heavily populated by home units and townhouses (both
modern and dating back to the 70’s) with its flat contour and handiness to
Cherrywood Shopping Centre very appealing to residents. There are a few elevated
streets that feature older homes with excellent harbour and entrance views.
These are increasingly being sought for renovation as prime centrally located
building sites are almost none existent. Within 5 minutes drive of the city.

GATE PA

Gate Pa is situated between the Avenues and
Greerton and centres around its large new Cameron Road shopping centre. The area
has historic significance as the site of a major Maori battle against colonial
forces. Many state houses are located in this area having been developed in the
1940’s. Its direct route along Cameron Road to the city, a new shopping centre
and its close proximity to Tauranga Hospital and schooling make this area
popular with young families and rental investors. Prices range from $250,000 to
$350,000.

Greerton is situated at the end of Cameron Road (5
kilometres from the city) and is home to the BOP Racing Club and a large
shopping centre. Its flat contour and affordable housing make this area very
popular for active retirees and young families alike. Residents like the ‘self
contained’ feel of the area and it maintains a good community spirit. Previously
on the outskirts of the Tauranga district, Greerton is fast becoming surrounded
by new developments in Pyes Pa and Oropi with plans for a further 8,000 house
sites to be developed nearby in the next 10 years. Prices range from $250,000 to

INNER CITY

Inner City living is in a transition stage with
two new apartment buildings completed within the past 2 years and several others
at various stages of construction. Many older homes have been converted to
professional offices in and around the city leaving very few opportunities to
purchase the traditional homestead and live within the downtown area. Naturally
those that are available, are older. The trend toward apartment living will
dominate the inner city soon. The new highrise apartments cost from $580,000
(being 1 or 2 bedroom) to $2.75m for penthouse size and multiple carparking.
There are 2 older apartments blocks in the inner city and prices here range from
$265,000 (1 bedroom) to $500,000.

Wherever you live in the inner city it is an easy flat walk to whatever you need
whether it be sport and recreation, (bowls, tennis, rugby, squash, croquet are
all handy) churches of all denominations. The city is littered with fine
restaurants, bars and cafes for your entertainment.

JUDEA

Judea commonly features the older 1960’s housing
style with homes generally larger than in neighbouring suburbs and in demand due
to the close proximity to the city that is only a few minutes away. Prices in
the area range from $280,000 to $475,000 depending on size, outlook (some views
of the estuary available in certain locations) and renovation potential. The
suburb is conveniently located with the option of children attending either
Tauranga or Otumoetai Colleges. Popular with families and rental investors.

MATUA

Matua is a peninsula to the north of the city and
only 6 minutes drive from downtown Tauranga. Regarded as one of Tauranga’s more
affluent suburbs, many of its homes enjoy expansive harbour views. Most homes in
this area were built in the 70’s and 80’s but many of the prime older properties
are now being re-developed. Whilst you can still buy good sized family homes in
the suburb for around $350,000 without views, prices well over $1m are now
common for prime real estate. Waratah Street and Manuwai Drive feature some of
the finest homes in the city.

MAUNGATAPU

Maungatapu is a sort after area containing top
quality homes, many with expansive harbour views. The suburb is experiencing
increased demand from buyers due to its location being an easy alternative for
travel to Mount Maunganui and Papamoa. Prices range from $280,000 (without
views) to over $1 million (large homes with harbour views, some with own access
to the water). Most homes were built in the 60’s and 70’s. The drive into the
city will take 7 minutes and to Bayfair Shopping Centre at the Mount
approximately 8 minutes.

MERIVALE

Merivale is an older suburb to the east of the
late Avenues and Gate Pa. A mix of moderately priced homes and state houses
dominate in the $250-$350,000 price range. Due to its close proximity to the
city and development of the new Fraser Cove Shopping Centre the area is
increasing in popularity for young families and investors. Schooling for all
ages is nearby along with easy access to other suburban shopping
areas.

MINDEN

The Minden is situated on the outskirts of Tauranga in
the Te Puna area. Its appeal is based on its fantastic panoramic views of the
district and beyond to the Pacific Ocean. Whilst most of the homes are on
relatively flat sites the suburb itself is hilly and not suitable for easy
walking. Transport is required to shopping. Offsetting these factors are the
views (second to none) and the quality of homes to be found in this area. Prices
range from $400,000 to $800,000. Drive time to the city is 12 minutes with 5
minutes to the nearest supermarket.

OHAUITI/BOSCABEL

Ohauiti has a cross section of lower to medium
priced homes of various vintage.
Boscabel
on the other hand is almost solely new large
family homes on lifestyle sites in the upper price range. To get to Boscabel you
need to travel through the cheaper area. Ohauiti is a handy location and
approximately 8 minutes to the city. It has alternative access to Mount
Maunganui via the Maungatapu expressway (Bayfair Shopping Centre & Baypark
Speedway only 10 minutes away) and is not too distant to Te Puke via the Welcome
Bay route. In the other direction lies the BOP Polytechnic (2 minutes drive) and
Greerton area (5 minutes drive). Price range in Ohauiti is $270,000 to $350,000
whilst Boscabel’s price range is $500,000 to $1m. New areas such as Rowesdale
(boardering Boscabel) contain new mid range executive homes in the $400 to
$500,000 range.

OMOKOROA

Omokoroa is a peninsula suburb 20 minutes drive
from downtown Tauranga and offers residents a peaceful lifestyle away from busy
city traffic. Popular with retirees who enjoy the local golf course and easy
access to the harbour for water activities. Most homes have excellent harbour
views at a price not as expensive as Tauranga or Mount Maunganui. Transport is
required to shops. Prices range from $250,000 to $1m.

OTUMOETAI

Otumoetai is a very popular suburb in the heart of
Tauranga’s residential area. Surrounded by suburbs such as Cherrywood, Pillans
Point, Matua and Brookfield the suburb was developed in the 1960’s. Most
properties are large family homes on good sized sites. Views of the harbour are
common from homes located on the perimeter of the suburb and strong recent
demand for water views have pushed up their value considerably. Popular with all
age groups and handy to many amenities. Drive time to the city is less than 5
minutes. Average price range over $350,000. RATING *** HIGHLY RECOMMENDED.

PILLANS
POINT/BURETA

Pillans Point/Bureta are both within walking
distance of the city. These suburbs have seen increased demand due to their
close proximity to the city (and Tauranga Harbour Bridge route to Mount
Maunganui) and for the fantastic harbour views available from most of its homes.
Whilst many of the homes were built in the 60’s a large number have subsequently
been renovated or relocated and replaced with more modern homes. Another
drawcard for younger families is the Pillans Point Primary School that enjoys an
excellent reputation. Prices range from $350,000 to well over $1million.

PYES PA

Only a few years ago
Pyes Pa was mainly farmland and
orchards. Residential Tauranga is now quickly overtaking this rural area with
residential developments such as Stableford and Manor Park. Factors such as the
Aquinas Catholic College and the development of The Lakes subdivision comprising
a further 8,000 residential sites, makes the outlook for this area very good.
Larger expensive lifestyle properties are common once you travel beyond the more
densely populated residential area. Homes are modern and generally in the
$350,000 to $550,000 price range. The Cheyne Park development running off Pyes
Pa Road is cheaper and popular with investors.

Te Puna is well known for its orchards and rural
outlook. However there is a pocket of residential housing at the end of the Te
Puna peninsula that is desirable for its peaceful aspect and harbour views.
Homes are in the higher price range with good sized sections for keen gardeners.
Transport is required to shops. Prices range from $400,000 to $900,000. Drive
time to the city is 15 minutes with 8 minutes to the nearest supermarket.

WELCOME BAY

Welcome Bay, like its neighbouring suburb of
Ohauiti, has a cross section of lower to medium priced homes of various
vintages; however on the higher reaches there are many larger homes with
expansive views of the city and distant harbour. Developed in the late 1970’s as
a cheaper housing area, more recent expansion has seen higher value homes being
built as the elevated farmland is subdivided and its expansive views
appreciated. Welcome Bay provides easy access to Mount Maunganui (Bayfair
Shopping Centre & Baypark Speedway only 10 minutes away) and is not too
distant from Te Puke via the Welcome Bay route. In the other direction lies the
BOP Polytechnic (4 minutes drive) and Greerton area (7 minutes drive). Price
range in Welcome Bay is from $290,000 which is affordable for first home buyers
and rental investors.

WINDERMERE

Windermere is a cheaper housing area surrounding
the BOP Polytechnic. The suburb is popular with young families on lower incomes
due to its affordable homes. The suburb was established in the 1980’s with only
a handful of homes built since that period. There are no services within the
suburb (apart from those offered by the polytechnic which include a gymnasium
and restaurant) but the Greerton Shopping Village is only 3 minutes drive. Drive
time to the city is approximately 10 minutes. Like neighbouring suburbs of
Ohauiti and Maungatapu, Windermere offers easy access to Mount Maunganui via the
Maungatapu expressway. Prices range is predominantly from $200,000 to $230,000
apart from a cluster of homes at the end of the suburb, with estuary views
fetching over $400,000.
